The Plaza Hotel closing for a multi-year overhaul has surprised many, but the decision centers on a planned restoration of its historic stone exterior.
Renovation timeline and scope
Work is slated to begin in 2027 and will span four years, during which the hotel will remain closed to guests.
The project targets the building’s lower levels, originally finished with rusticated stone that weathers faster than the smoother upper surfaces.
Experts estimate such material typically requires repair within two decades of exposure.
The last full upgrade of the property occurred in 2008, making the upcoming work the most extensive in nearly two decades.
Landmark protections
Both the exterior and interior are listed as protected landmarks by national and city registries.
The New York Landmarks Preservation Commission is overseeing the effort to ensure historic details are retained.
Courtney Metakis of the commission said, “Designated as both an individual and interior landmark, the Plaza Hotel’s elegant French Renaissance-style architecture, distinctive roofline, and prominent location have made it an iconic feature of the New York City skyline.”
The commission declined to elaborate on specific renovation guidelines.

Architects and planning
The hotel retained Allison Doyle Partners (ADP) Architects, the firm that handled the 2008 interior renovation.
Design studio HLZAE will direct the masonry work on the façade.
Management emphasized that safety for guests, employees, and the surrounding community is a primary concern.
“The undertaking reflects the complexity of maintaining a property of such architectural and historical significance, with careful consideration given to preservation requirements and the building’s long-term care,” the statement read.
Impact on guests and staff
Typical room rates exceed $1,500 per night, and a construction environment would likely disrupt the luxury experience.
One recent bride, Christine Carney, had to seek a new venue after the closure was announced, despite having already paid deposits.
The hotel is collaborating with the Hotel & Gaming Trades Council to reassign its 378 employees to alternative positions during the closure.
Alternatives in the neighborhood
Travelers can consider nearby historic properties such as the Sherry-Netherland across the street, the Pierre a few blocks away, or the Lowell and the Carlyle on the eastern side of Central Park.
